Cette hausse s\u2019explique \u00e0 46% par la bonne progression des revenus \u00e0 p\u00e9rim\u00e8tre constant et \u00e0 54% par l\u2019entr\u00e9e en exploitation de nouveaux immeubles.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"1200\" height=\"365\" src=\"https:\/\/nostromo.fr\/Inea\/wp-content\/uploads\/2024\/04\/CP_INEA_CA-T12024-1-tableau-2.jpg\" alt=\"\" class=\"wp-image-10923\" style=\"object-fit:cover\" srcset=\"https:\/\/nostromo.fr\/Inea\/wp-content\/uploads\/2024\/04\/CP_INEA_CA-T12024-1-tableau-2.jpg 1200w, https:\/\/nostromo.fr\/Inea\/wp-content\/uploads\/2024\/04\/CP_INEA_CA-T12024-1-tableau-2-300x91.jpg 300w, https:\/\/nostromo.fr\/Inea\/wp-content\/uploads\/2024\/04\/CP_INEA_CA-T12024-1-tableau-2-1024x311.jpg 1024w, https:\/\/nostromo.fr\/Inea\/wp-content\/uploads\/2024\/04\/CP_INEA_CA-T12024-1-tableau-2-768x234.jpg 768w\" sizes=\"auto, (max-width: 1200px) 100vw, 1200px\" \/><\/figure>\n\n\n\n<p>Hors charges, les loyers nets \u00e0 p\u00e9rim\u00e8tre constant ont progress\u00e9 de 8,7%, principalement sous l\u2019effet de l\u2019indexation qui s\u2019\u00e9l\u00e8ve \u00e0 5,7% et de l\u2019am\u00e9lioration du taux d\u2019occupation. Cette progression est homog\u00e8ne sur les deux typologies d\u2019actifs du patrimoine&nbsp;: +8,3% sur les bureaux et +10,5% sur les parcs d\u2019activit\u00e9.<\/p>\n\n\n\n<p>Sur les 22% de hausse du chiffre d\u2019affaires, 12% s\u2019expliquent par la contribution des nouveaux actifs entr\u00e9s en exploitation au cours des 12 derniers mois&nbsp;:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>3 VEFA bureaux lou\u00e9es \u00e0 leur livraison\u00a0: Landing \u00e0 Toulouse (10 831 m\u00b2 lou\u00e9s \u00e0 100%), Cyberplace \u00e0 Rennes (6 473 m\u00b2 lou\u00e9s \u00e0 98%) et Arko \u00e0 M\u00e9rignac (9 382 m\u00b2 lou\u00e9s au tiers, et sous garantie locative pour le solde)\u00a0;<\/li>\n\n\n\n<li>3 immeubles de bureaux acquis achev\u00e9s et ayant g\u00e9n\u00e9r\u00e9 des revenus imm\u00e9diats (2,5 M\u20ac en base annuelle)\u00a0: Auriga au Mans (7 681 m\u00b2), M3 \u00e0 Valence (3 051 m\u00b2) et Blanchon \u00e0 Lyon (4 171m\u00b2)\u00a0;<\/li>\n\n\n\n<li>Et 2 parcs d\u2019activit\u00e9 de 18 362 m\u00b2, acquis en VEFA par la filiale Flex Park\u00a0: Innovespace \u00e0 Chalifert (77) et Portes de la Soie \u00e0 Lyon.<\/li>\n<\/ul>\n\n\n\n<p>INEA r\u00e9colte ainsi les fruits de l\u2019inflexion de sa strat\u00e9gie d\u2019acquisition depuis 2021, marqu\u00e9e par la suspension des VEFA bureaux en blanc pour privil\u00e9gier l\u2019acquisition de bureaux r\u00e9cents lou\u00e9s d\u2019une part, et l\u2019acc\u00e9l\u00e9ration du d\u00e9veloppement de sa filiale Flex Park d\u2019autre part.<br><\/p>\n\n\n\n<p>Prochain \u00e9v\u00e9nement\u00a0: Assembl\u00e9e G\u00e9n\u00e9rale des Actionnaires, le 22 mai 2024<\/p>\n\n\n\n<p><a href=\"https:\/\/nostromo.fr\/Inea\/wp-content\/uploads\/2024\/04\/CP_INEA_CA-T12024.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">T\u00e9l\u00e9chargez le communiqu\u00e9<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>INEA (ISIN\u00a0: FR0010341032), sp\u00e9cialiste de l\u2019immobilier tertiaire en R\u00e9gions et leader du Green Building, annonce aujourd\u2019hui son chiffre d\u2019affaires consolid\u00e9 pour le 1er trimestre, clos le 31 mars 2024.
