Cette progression est homog\u00e8ne sur les deux typologies d\u2019actifs du patrimoine, bureaux et parcs d\u2019activit\u00e9s.<\/p>\n\n\n\n<p>Le solde de la croissance du chiffre d\u2019affaires s\u2019explique par l\u2019augmentation du p\u00e9rim\u00e8tre d\u2019actifs en exploitation, qui b\u00e9n\u00e9ficie de l\u2019apport des immeubles livr\u00e9s en 2024, repr\u00e9sentant au global 37.210 m\u00b2 et 5,6 M\u20ac de loyers annualis\u00e9s. Il s\u2019agit de&nbsp;3 parcs d\u2019activit\u00e9s (<em>OLEA<\/em> \u00e0 M\u00e9rignac, <em>Arty Station<\/em> \u00e0 Toulouse et <em>Innovespace<\/em> Tranche 1 \u00e0 Chalifert) et 3 immeubles de bureaux (<em>Atravaia<\/em> \u00e0 Aix-en-Provence,<em> C\u0153ur de Garonne<\/em> et <em>Arko 3<\/em> \u00e0 Bordeaux).<\/p>\n\n\n\n<p>Au cours des prochains mois, INEA prendra livraison de ses derni\u00e8res VEFA en cours de construction&nbsp;: l\u2019immeuble de bureaux <em>Nexus<\/em> \u00e0 Montpellier (8.825 m\u00b2) et les parcs d\u2019activit\u00e9s <em>Innovespace<\/em> Tranche 2 \u00e0 Chalifert (7.765 m\u00b2), <em>Papin<\/em> (2.206 m\u00b2) et <em>Hennequin<\/em> (7.161 m\u00b2) \u00e0 Trappes.<\/p>\n\n\n\n<p>Ces immeubles, qui g\u00e9n\u00e8reront un loyer potentiel annuel de 3,8 M\u20ac, seront partiellement lou\u00e9s \u00e0 leur livraison et b\u00e9n\u00e9ficieront de garanties locatives de 9 \u00e0 12 mois.
