{"id":2064,"date":"2017-10-11T09:59:33","date_gmt":"2017-10-11T07:59:33","guid":{"rendered":"https:\/\/nostromo.fr\/Inea\/?p=2064"},"modified":"2021-02-03T19:28:39","modified_gmt":"2021-02-03T18:28:39","slug":"fonciere-inea-confirme-la-progression-soutenue-de-son-chiffre-daffaires-en-2017","status":"publish","type":"post","link":"https:\/\/nostromo.fr\/Inea\/fonciere-inea-confirme-la-progression-soutenue-de-son-chiffre-daffaires-en-2017\/","title":{"rendered":"Fonci\u00e8re INEA confirme la progression soutenue  de son chiffre d\u2019affaires en 2017"},"content":{"rendered":"<p>Fonci\u00e8re INEA (ISIN\u00a0: FR0010341032), sp\u00e9cialiste de l\u2019immobilier de bureaux en r\u00e9gions, pr\u00e9sente aujourd\u2019hui son chiffre d\u2019affaires consolid\u00e9 du 3<sup>\u00e8me<\/sup> trimestre et des 9 premiers mois de l\u2019exercice en cours, clos au 30 septembre 2017.<\/p>\n<p><a href=\"https:\/\/nostromo.fr\/Inea\/wp-content\/uploads\/2017\/10\/Tableau_CA_T32017.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-2065\" src=\"https:\/\/nostromo.fr\/Inea\/wp-content\/uploads\/2017\/10\/Tableau_CA_T32017.jpg\" alt=\"\" width=\"650\" height=\"181\" srcset=\"https:\/\/nostromo.fr\/Inea\/wp-content\/uploads\/2017\/10\/Tableau_CA_T32017.jpg 650w, https:\/\/nostromo.fr\/Inea\/wp-content\/uploads\/2017\/10\/Tableau_CA_T32017-300x84.jpg 300w\" sizes=\"auto, (max-width: 650px) 100vw, 650px\" \/><\/a><\/p>\n<p>Le chiffre d\u2019affaires sur les 9 premiers mois de l\u2019ann\u00e9e s\u2019\u00e9tablit \u00e0 24,8 M\u20ac, en hausse de 10% par rapport \u00e0 la m\u00eame p\u00e9riode en 2016.<\/p>\n<p>\u00c0 p\u00e9rim\u00e8tre contant, Fonci\u00e8re INEA enregistre une belle progression des loyers (+5,0%), illustr\u00e9e par la signature de nouveaux baux et de renouvellements significatifs (maintien de la Communaut\u00e9 Metz M\u00e9tropole sur 5 000 m\u00b2 \u00e0 Metz, de la Soci\u00e9t\u00e9 G\u00e9n\u00e9rale sur pr\u00e8s de 1 000 m\u00b2 \u00e0 Orl\u00e9ans, installation de ODC (1 745 m\u00b2), Bordeaux Farm (1.329 m\u00b2) et Squadra (1 050 m\u00b2) \u00e0 Rennes, Bordeaux et St Denis).<\/p>\n<p>En outre, la soci\u00e9t\u00e9 b\u00e9n\u00e9ficie de l\u2019entr\u00e9e en exploitation des derniers immeubles acquis (+7,7%) gr\u00e2ce aux nouveaux revenus g\u00e9n\u00e9r\u00e9s par les op\u00e9rations R<em>ennes Courrouze<\/em> (avril 2016), <em>Lille L\u2019Union<\/em> (juillet 2016) et <em>Lille Gradins<\/em> (d\u00e9cembre 2016),\u00a0 que compensent les cessions r\u00e9alis\u00e9es (-2,6%).<\/p>\n<p>La moindre progression du chiffre d\u2019affaires au troisi\u00e8me trimestre (+5,8%) compar\u00e9e au premier semestre s\u2019explique m\u00e9caniquement par des d\u00e9calages de livraisons. Sur l\u2019ann\u00e9e, la progression du chiffre d\u2019affaires devrait \u00eatre sup\u00e9rieure \u00e0 celle de l\u2019an dernier (+6,9%).<\/p>\n<p>En tenant compte des loyers g\u00e9n\u00e9r\u00e9s par les op\u00e9rations de co-investissement, qui sont en normes IFRS directement comptabilis\u00e9s dans le r\u00e9sultat des soci\u00e9t\u00e9s mises en \u00e9quivalence, la hausse des revenus locatifs est de +8,2 % (\u00e0 27,5 M\u20ac).
